You may have seen our Facebook post last week about our newest member, Tara Johnson. We are excited to welcome her and wanted to tell you a little bit about her!

Tara graduated from Florida State University and began her career in the medical sales industry with Warner Chilcott and Progenity, a laboratory science company, excelling in customer service. She has lived in Atlanta for over 10 years.

Tara’s passion for real estate and the desire to connect people with their dream home allowed her to make an easy transition into real estate. Her impeccable social skills and contagious energy makes her a joy to work with and we are sure all of our clients are going to love her! She is a great addition to The Cueny Team!

Outside of real estate, Tara enjoys painting, dancing and spending time with her family. She has two adorable twin daughters, Asia and Brooke who attend State Bridge Elementary in Alpharetta.

Positive information about the real estate market continues to come in daily! With so many good things out there, I just can’t help but share it all with you.

13,945 homes sold on average daily in the country! (from the National Association of Realtors)

That was the first fact that I was excited to read in an article this week.

Then this, Sales has increased 9.1% as compared to 2012 and that it is the market’s strongest performance since 2006.

There are still those that want to compare the current market with 2005 and 2006 and I tend to agree with the KCM article that it is probably a good thing that we are not seeing those type of numbers and probably won’t for awhile. Steady growth is a good thing and I am happy to be a part of it!

Is there value in a listing agent?

I am asked frequently, “Why should I use a listing agent if the market is a good one? Can’t I just put a For Sale By Owner sign in my yard.” Well, yes you can put any sign in your yard, but you would be missing out on valuable information and assistance as well as more dollars in your pocket.

There are several stages for an agent selling your home. The full service marketing which may include staging, photography, social media, and more to fully expose the property to buyer prospects. Then the contract and negotiation stage. Many property’s do receive multiple offers and managing that process so that you do not loose buyers or offers and get truly the highest and best offer. This is a complicated process that should be managed by a professional with experience. Then the contract to closing phase – this is where a good agent shines. So many hurdles come up during this stage such as inspection issues, appraisal concerns, survey problems, title issues and more. Your Realtor’s relationships, contacts and ability to navigate to the closing table is worth every dollar of the commission. Often times sellers report to us that they had no idea “all the behind the scenes” tasks that have to happen for a closing. As you prepare yourself and your house to be on the market, think about the impact it has on you and your family and who is the best person to represent you and your needs on this asset.

What should you look for in a Realtor?

You want someone that knows the market and offers you information to make an informed decision on everything from staging, to listing and final sales price, to knowing what an acceptable offer is for your home. You want them to have an opinion they are basing on their market research and not be afraid to express it. It may not be what you want to hear sometimes, but it is better to know what is realistic than to wonder why your house is not selling.

You want a strong negotiator from start to finish. Someone with the facts and strength to convey that to buyers and their agents to get the highest possible price for your home. They often have to sell it to the buyers, buyers’ agent, appraiser, inspector – so many people!

A agent can help you manage your timeline of selling and buying in the time frame that is necessary for your family. Let them market your property and weed through all the listings so you can have time to prepare for the move.

Decide who the right person is to represent your needs and wants on such an important asset in your life. Whether buying or selling, having a professional to guide and advise you is always important.
