We are all anxious to see the final numbers of 2013. This year has truly been a year of growth for real estate in Atlanta. More and more good news rolls in each day. The below article is from last Thursday.

From the Atlanta Business Journal from Jacques Couret

Metro Atlanta homes values are expected to gain $39.1 billion in cumulative value in 2013, according to an analysis of Zillow Real Estate Market Reports.

Zillow estimates the value of homes in metro Atlanta will total $332 billion at the end of the year — an increase of 13.3 percent.

Metro Atlanta home values gained $869.5 million in 2012.

Nationally, homes are expected to gain almost $1.9 trillion in value, hitting a total worth of $25.7 trillion.

“In 2013, the housing market continued to build on the positive momentum that began in 2012, after the housing market bottomed,” said Zillow Chief Economist Stan Humphries. “Low mortgage rates and an improving economy helped bring buyers into the market, boosting demand and driving prices up. We expect these gains to continue into next year, though at a slower pace. The housing market is transitioning away from the robust bounce off the bottom we’ve been seeing, toward a more sustainable, healthier market. This will result in annual appreciation closer to historic norms of between 3 percent and 5 percent.”

reside magazineWhen you think about the history of the South it is impossible to not think about the roll Atlanta played in our region, as well as our nation’s history. We have historic homes, historic buildings and historic graveyards scattered across our great city. It is believed that the oldest existing property within the city of Atlanta dates back to 1856. Over 150 years ago, that is incredible! There are innumerable buildings is the city over 100 years old.

One of the reasons we have so many still standing is the care many people take in renovating these old homes. They carefully weigh the modern needs with the charm of days gone by and find a happy medium.

Sotheby’s International Realty knows this is a concern of their affiliate office client’s worldwide when undertaking a renovation of an older home whether it is on the National Historic Registry or not. Older homes are important to our heritage and homeowners value that, while trying to make those houses fit into the way we live today.

The quarterly publication of RESIDE magazine, Sotheby’s International Realty publication, focuses on this very topic. Professionals provide advice on historic renovations and how to manage the process, because we all know it can be a big one. I talk a lot on my blog about getting your home ready for resale or what home buyers are looking for, but what about once you find your new home and it is time to transform it into your own? Many people when they are remodeling or putting their personal touches on a house, think about resale and try to find a compromise between what they really want versus what someone else would want if the house was for sale.

More and more people are looking at homes as long-term investments again, not something to buy and sell in two to three years. That should make us stop and rethink the way we decorate and redesign the inside of our house.  Do you know you plan to stay put for many years to come? So why not make it EXACTLY what YOU want? Are there rooms in your house that you just don’t use as they currently are? Maybe a dining  room or a quest bedroom? Make it a hobby room.

Craft Rooms

Center island work areas with shelving are popular ways to create a craft area quickly and easily.

In redesigning  a small bathroom, must you include a tub if you know you are never going to use?

If you have limited space and don’t use a tub make better use of the space by removing the tub and enlarging a shower. photo from johnwilliscustomhomes.com

Eliminating a bathtub can make a cramped space look bigger and provide more useful space.

What about that media room with multiple recliners that sounded so wonderful on paper and looked stunning in person? Now you realize that you don’t really want or need your own personal movie theater in your home, you want a multi-purpose space  for your friends and family to be together and actually have a conversation OR watch a movie.

If you are thinking about staying put for several years, go on and make it yours. Enjoy your new home. Put your personal touch on it, there is plenty of time to think about resale when you are ready to actually do that. When you are ready to sale your home, that is where I can help. We can talk and I can make recommendations that will help with resale value and making your home shine for the next buyer.

Today I am really happy to share with you my listing at 3045 Wills Mill Road in Cumming. I have seen a lot of beautiful homes being a real estate agent and this one is certainly a standout.

You will want to pinch yourself daily when you turn into the driveway of this unreal Creekstone Estates home. The gorgeous brick home takes your breath away with stone accents and trim details on the exterior of the house. The perfectly manicured lawn is lush with established landscaping bordered by mature trees.

3045 Wills Mill Road

An absolute dream!

The home has six bedrooms, six full baths and two half baths with details in custom woodwork and finishes around every turn! Standing in the foyer you are below a tray ceiling with a home office on one side and the formal dining room on the other. Both rooms have wainscoting and large windows with transoms. The office is appointed in deep, rich tones, while the dining room is light and airy letting the focus fall on the chandelier and accent wall.

office with dark wainscoting

Elegant home office.

From the foyer you can also see the custom ironwork on the staircase and the coffered ceiling in the front living room. The living room ceiling has been painted a contrasting color and adds wonderful visual interest to the open room.

Coffered Ceiling

Stunning color accent on coffered ceiling adds depth to the open room.

Continue on through the house and you will find a dream of a kitchen, breakfast area and family room. The three rooms are all open to one another and allow for endless conversation. The kitchen has been well-appointed with copper farmhouse sink, contrasting island, decorative spindles on the cabinetry, glass fronts on a select few of the upper cabinets and three beautiful pendant lights over the raised bar. Of course a home of this caliber also has stainless steel appliances, tile backsplash and granite countertops.

open floor plan

Open kitchen, breakfast and family room.

The breakfast area has access to the back deck, while the family room has a vaulted ceiling and stone fireplace with access to a screened porch with an additional fireplace. The screed porch is more of an extra living space than an actual porch. It will provide year round enjoyment for everyone.

Of the six the bedrooms the master suite and one additional bedroom with full private bath are on the main level. The main level also has two half baths, what a great bonus when entertaining!

The master suite has been panted a decadent chocolate color with contrasting white trim work. There is a double tray ceiling and access to that amazing screen porch. The master bath has split vanities, oversize tub and a shower with dual showers and frameless glass door and half wall. The cabinetry is in an antique cream finish and the tile is a natural colored stone.

chocolate brown bedroom

Lots of windows, access to screened porch and luxury are all in this master retreat.

All bedrooms are very spacious with great closets and ample room for all of your furniture. Three of the bedrooms are on the second level and one is on terrace level, each with a private bath.

On the second level, in addition to the bedrooms, you will find a built in desk area for a homework station, home office or any other work you can dream up. It is well lit by sunlight and showcases how well this home was designed to maximize space.

The terrace level has a bar in the media/family room, game room and access to the amazing back yard. There is currently a playset and trampoline, but with this much space you may have other plans for the yard! The possibilities are endless!

Playset and trampline

What would your dream backyard look like? There is ample room to create it here!

Creekstone Estates is zoned for Shiloh Point Elementary, Piney Grove Middle and South Forsyth High School. You are also just minutes away from Peachtree Parkway with shopping venues, such as The Avenue at Forsyth and unlimited dining options.

The neighborhood is a swim/tennis community with numerous extras. There is a fitness center in the two-story clubhouse, playground and waterslide.

This is a great home and I am excited that is one my current listings. It will make someone very happy for years to come. Call me today, so I can show it to you. Click here to see more photos and here to watch a video showcasing the property.

No sales tax

Take advantage of Georgia’s Tax Free Days on August 9 and 10. Photo © creative soul

Everyone can benefit from a Tax Free Weekend. This annual event allows the consumer to purchase many items without having to pay sales tax on them. Many states have one annually and what is included and the time frame varies from state to state.  It typically happens right around the beginning of the school year and it just so happens that this coming Friday and Saturday, August 9 and 10, is the Tax Free Days in Georgia. Notice the days are Friday and Saturday, Sunday is not included.

The tax free items are grouped into three main categories: clothing, computers and school supplies. There are some exclusions and the computer category has a purchase price limit, so it is important to know the facts before you plan a huge shopping spree. For a complete list of what is tax free and any restrictions during the two days, visit The Georgia Department of Revenue website.

In my experience, the crowds get bigger as the day goes on, so shopping earlier in the day can help you avoid the really large crowds.

If you want to avoid the crowds all together and shop for a new home, give me a call I would be happy to assist you.  Visit the Atlanta Fine Homes website to view all area listings.
