It’s almost Friday! It is time to make plans for the weekend. We have some wonderful restaurants in North Fulton and Cobb counties. such as Village Tavern, Aqua Blue, Table on Main, Aspens Signature Steaks, Elevation Chophouse and Skybar and many, many more. I love how much the neighborhoods and communities have grown over the past 10 years. We can have dinner at a favorite neighborhood hangout or an upscale restaurant any night of the week because there are now so many choices. More often than not we choose to do just that!

Sometimes, though I want to go to Midtown or Buckhead and try one of the new restaurants there, but I don’t want to drive back home

black car uber

Try out a car service on your next night out downtown!

at the end of the night! Well, and if I am perfectly honest I don’t always want to take a cab either. Enter Uber. It is a company that connects you with a black car service  with a few clicks on your phone. You can also set-up payment on the website so no need to worry about having cash on hand.

When I discovered Uber it made me want to plan a night out with some friends! The car seats 4 and the SUV option seats 6, so it would be the perfect opportunity to get together, split the cost and plan a relaxing night out on the town! No worries about a time limit on a car service for the night, nor do you worry about finding a cab when you are ready to go home.  Just pull up the app on your phone and request a car! That simple!

Technology is a wonderful thing! So start planning your night out, maybe this Saturday and let me know what you think of the service. We haven’t used it yet, but am hoping to soon! I wanted to share it with you in case you haven’t heard about it! We know people in D.C. that have used it before and think it is great there!

years Ernst & Young announced that it will also be opening a global IT center in Alpharetta within  5 years. The Ernst & Young facility will create approximately 400 new jobs. The new positions will be filled by a combination of new employees and relocating existing employees.

IT and software are the largest contributor to Georgia’s economy and workforce. In recent years North Fulton specifically has become known as a great place for IT and tech companies. Alpharetta is in the top 10 of cities considered for tech jobs and IT start-ups on multiple lists. In an interview with Trade & Industry Development, mayor David Belle Isle of Alpharetta was quoted as saying:

“We are excited to welcome EY to Alpharetta, the Technology City of the South,. This decision serves as a continuing reminder that more and more global companies look to Alpharetta as the No. 1 city to locate their technology efforts.”

The next few years we are going to see big changes in the landscape and employment possibilities in North Fulton.  While not IT related, The Avalon development  has already broken ground  and we will see the positive impact of that project in the next 12 – 18 months. It will add jobs and housing to our communities. These two powerhouses are not only going to add jobs, but continue to make North Fulton known as a place for technology. This is an exciting time to live in our area!

iphone apps

Use your iPhone to help keep track of your notes when home shopping

Fumbling through papers, finding a pen in a bag or car in order to take notes and then keeping up with those papers is an annoyance to buyers. And then what if they took pictures on their phone and they later are trying to figure what house each picture was from because they didn’t have a chance to name the picture when they took it.  Everyone thinks they will be able to keep the houses straight in their heads, but most buyers can’t. Honestly, even for agents they can become jumbled too.  On caravan days agents can see 5 houses and all the while trying to take notes!

Well there is an app for that! The House Hunter app for the iPhone or iPad will help organize the features buyers are interested in, score

their priorities against each homes features, allow them to take notes and features and keep them all neatly organized.  Check it out on the iTunes store before you start your home shopping in 2013!

Read more about it here on the Intermojo.com blog or jump on over to iTunes to read about it!

527 Birch River Drive. No longer on the market – but you can click here to search for current homes for sale in the Atlanta area.

Ten years ago, few real estate brokers and home sellers knew about or believed in the power of home staging. Now after years of successful selling, there are few sellers and agents who need to be “sold” on staging.

Proven statistics show staging works and is a critical marketing tool needed to sell a home. Now there is a new kid on the block in the home staging arena, called virtual staging.

Look at the virtual staging used in the listing photos below from 527 Birch River Drive, located in Dahlonega’s premier golf community Achasta.

At 527 Birch River Drive, there are three bedrooms, three full and one half bathrooms. On the lower level are two private suites and a recreation room. The following pictures feature this space virtually staged in two ways: as a bedroom or an additional living space.

Home Security Technology Gets Tougher as Usage Gets Easier

What a difference a millennium makes.

Today, whole-home automation integrates security, energy and comfort into one centrally controlled system. You can not only keep a watchful eye out for intruders, but also monitor children, elderly relatives and caretakers for peace of mind. What’s more, the same system manages appliances, climate, lights and entertainment for added ease and convenience.

Home security has been reconceived and engineered to be proactive rather than passive. It monitors, senses, triggers, engages, warns and communicates, all of it on the homeowner’s terms. Standard systems set off a burglar alarm once a breach has been detected. New systems offer perimeter protection incorporating discreet visual monitoring and live audio warnings that deter criminals from entering the property. Even minor activity is tracked around the clock through interactive technology. More advanced systems use vehicle detection sensors and thermal imaging surveillance.

Buyers in the high-end home market don’t just ask for it, “they expect it,” says San Francisco real estate broker Arthur Sharif of Sotheby’s International Realty–San Francisco Brokerage. “If you’re in the $6 million and above price range, it’s expected that every home is going to have very sophisticated wiring.”

The security may be sophisticated, but the functionality is getting easier. There was a time not long ago when homeowners didn’t engage their security systems because they were just too complicated. That’s changed. Now the technology is controlled through smartphones and tablets. Consumers have mastered the learning curve of mobile devices, which, in turn, has fueled growth in home automation adoption and usage, according to Jay Kenny, vice president of Alarm.com, a provider of interactive home security and monitoring technology. The company reports that 75 percent of its customer base now logs on via mobile apps. Homeowners can get text messages alerting them to the comings and goings on their properties. More sophisticated systems recognize activity patterns that can help owners make smarter decisions about security and energy usage settings. “The message is that consumers should be able to get all this new value out of their security systems,” says Kenny. “In the past, it was really a passive system, just waiting for something to happen. But now that you get all this active information out of it, there’s value every day.”

The larger the home or compound, the more sophisticated the system is likely to be. Remote camera monitoring and control capabilities are important selling features in the secondary market. 2300 Loring Oaks in Marietta features an extensive security system and is currently listed at $1,500,000. Interactive security technology is popular in the vacation home market, though sometimes for intruders of a different kind. “People who come from urban settings are accustomed to being concerned about intruders, whereas here in Colorado, you’re more likely to have a deer or coyote come onto your property,” says Bill Fandel of Peaks Sotheby’s International Realty in Telluride. “Security would alert motion detectors to the fact that a bear is in your trash or out on your deck. If your kids are out there or you’re planning to walk the dog, that’s a major concern.”

There is no one-size-fits-all approach when it comes to a home security system. Very often it’s a housekeeper or even a houseguest at the helm of the controls, so a system needs to be engineered for the individuals who will be using it. And, of course, a security plan must be built to match the need.

Like all technology, home automation evolves rapidly. What was state-of-the-art a decade ago may be outmoded today. Security systems should be reviewed at three- to five-year intervals for upgrades or modifications, either because the technology has improved or an owner’s security needs have changed, such as having a child or acquiring a valuable new asset.
