How do you handle multiple offers on a property?

The Cueny Team has been quite busy in the last several weeks and it happens to be because of what much of the  Atlanta market is buzzing about –  multiple offers for properties in all price ranges throughout the North Fulton area. Residential properties and land lots are not just seeing multiple offers, but often selling above the listing price. We thought this would be the perfect time to share some information about multiple offers with you.

1)      So first of all a question everyone is wondering, will I receive multiple offers? Keep in mind that just because your neighbor received multiple offers does not necessarily mean you will as well. Each property is unique.  Lot size, upgrades to kitchens and bathrooms, age of systems, exterior, elevation and landscaping all influence how quickly a property may sell … and of course list price, marketing and negotiations all factor in.

2)     Now,  I have multiple offers  – which one do I take?  If you do receive multiple offers, think through and discuss with your REALTOR® the best options on how to handle this situation. Sometimes it is best to call for highest and best offer by a certain time. But other times that can scare off the buyers and you are left with no offers or buyers.  Understand the risk and reward associated with how you handle multiple offers. Your experienced REALTOR® will be able to counsel you through this with options and various scenarios.

As you may prepare to put your property on the market or maybe already have your property on the market,  here are some points to consider if your property does receive multiple offers:

3)      Should I take a back-up offer? Some would consider a back-up offer additional insurance on selling your property. The reality is that you just never know if that first buyer may terminate for one reason or another. Having back up offers gives you peace of mind in knowing that you do not have to continue to show your home, go through the contract and negotiation process and hopefully you have sold your home to this buyer or the next.

4)      May I counter all offers if I receive multiple offers? Talk with your real estate professional, but keep in mind you can only sell your house to one buyer at a time.

5)      Is there a specific way to handle multiple offers?  No, there is not a set procedure on how multiple offers are handled.  It is important to have a knowledgeable REALTOR® share with you the various options and ways to handle the situation so that you capture the best possible price and terms in selling your home.

You may have seen our Facebook post last week about our newest member, Tara Johnson. We are excited to welcome her and wanted to tell you a little bit about her!

Tara graduated from Florida State University and began her career in the medical sales industry with Warner Chilcott and Progenity, a laboratory science company, excelling in customer service. She has lived in Atlanta for over 10 years.

Tara’s passion for real estate and the desire to connect people with their dream home allowed her to make an easy transition into real estate. Her impeccable social skills and contagious energy makes her a joy to work with and we are sure all of our clients are going to love her! She is a great addition to The Cueny Team!

Outside of real estate, Tara enjoys painting, dancing and spending time with her family. She has two adorable twin daughters, Asia and Brooke who attend State Bridge Elementary in Alpharetta.

Buying and selling now can be less stressful than you think!

Buying and selling a home in January may seem daunting to many, but it can actually work in your favor especially in the Alpharetta and North Atlanta areas. Inventory or homes on the market is already low and a home that has been staged, properly marketed, and priced appropriately will sell very quickly. Those in the market to buy never stop looking and those looking in January are motivated and ready to act. They are constantly online looking at new inventory. Make your home stand out from the rest with staging, professional photography, and good marketing and you may realize how smooth selling in January is versus the spring months.

January and winter buyers often benefit from lower interest rates, because lenders are trying to motivate buyers to act now. The buyer may also be able to close faster due to decreased volume, as compared to the spring months.

Sometimes a picture is worth a thousand words or in this case a graph.

Sales prices are on the rise in North Fulton, Milton and Forsyth County.

Do you see that green line – it shows that sales prices of homes in North Fulton, Milton and Forsyth have had some definite increases this year as compared to the end of 2012.

And look at this:

Homes sales continue to increase.

Not only does this graph show the steady increase of market sales over the past year, but it also shows a significant drop in foreclosure homes! This is all great news for our market!

You might also have noticed that new listings are down in the above graph. That contributes to the low inventory situation we have seen this year.  If you are thinking about selling your house, now is a great time. Prices are on the rise and not nearly as many homes are on the market as in previous years. Give me a call! I would love to help you list your home!

A fun crowd always turns out for Alpharetta Food Truck Alley!

Tomorrow night is the final event for the year and it is sure to be the biggest!  Food Truck Alley is located just down from 37 Old Roswell Road and will be open from 5 to 9 p.m. Thursday, Oct. 24 for the last event of the 2013 season.

Tailgate Atlanta will be there showing Thursday night’s football game and Primrose School of Alpharetta will host a bounty of kids activities. The largest food truck line up of the year is also happening! All of these trucks will be there!

Haunted houses around Atlanta.

How about a little Friday fun?  How many of you LOVE haunted houses? Most people have strong opinions one way or the other. Haunted houses around Atlanta are open through Halloween, and people will be flocking to them. And by the way, I was gonna put a picture here from one of the haunted houses, but I didn’t want to spook anyone who strongly dislikes them! 🙂

Here is a list of some of the most popular and well known around Atlanta. Even you are not a fan of haunted houses, follow the links to find out the back-story set up for each house. They are always entertaining!

Netherworld Haunted House – This haunted house has been voted the number one haunted house by USA Today and Yahoo in the U.S. and it is right around the corner in Norcross.  There are two different haunts at Netherworld. Admission starts at $22 for one, $28 for both and $50 for both and a pass to the front of the line. Visit their site for more  information and to buy tickets in advance!

Containment Haunted House – The Containment  is new this year and is the only large scale haunted house inside of the perimeter. It is a 25,000 sq. ft., quarter mile maze at Atlantic Station. Click here to buy tickets.

Paranoia Haunted House – So don’t follow that link unless you really like haunted houses! Paranoia is located in Roswell and also has two scare venues and a jump to the front of the line option. Tickets start at $20, find out specifics and retrieve a coupon here, Paranoia does not sell tickets in advance.

Folklore Haunted HouseAt Folklorev(per their website), you’ll be greeted by creatures who you thought only existed in another world or the afterlife.. but those are just your nightmares crawling to life. There are several different ticket options and add-ons. Click here to find out more and to purchase tickets.

Creepers Haunted House – Creepers has returned to Smyrna after a five year hiatus and is sure to scare the socks off of you. Tickets are available online at various price levels.
