Sotheby's International Realty Acknowledges Record Sales in Atlanta

Atlanta Fine Homes Sotheby’s International Realty in Atlanta, Ga., was number one in sales over $1 million in the metro area year-to-date as of April 30, according to Trendgraphix. They also were number one in Buckhead for sales above $750,000 for the same period!

Mark Bhaggan’s listing, 2750 Habersham Road, the third highest sale in Atlanta in 2011.

The firm recently enjoyed two record sales as well. Mark Bhaggan sold a $6.5 million home there, the third highest sale in all of Atlanta for 2011.

5 Most Expensive Homes Sold in North Atlanta 2011

The second most expensive home sold in North Atlanta, 215 Manor Lake Way, also known as Mariposa.

Andrea Cueny and Rhonda Haran also sold a $2.17 million home in Alpharetta in just 33 days! It was the second highest sale in the North Atlanta market in 2011.

The firm also recently opened its third office, located at 1545 Peachtree Street in Atlanta!

This is the third post in a blog series I am doing on real estate technology and how I use it to help my buyer and seller clients. Please click here to see more posts on how I use technology in real estate in metro Atlanta.

DocuSign is a tool I am now using to enable my seller and buyer clients and the other party and other agent to use for signature purposes.

Buyers and sellers can review, approve and sign a legal document with just a touch from either your phone, IPAD, or computer and it is a secure and legal signature.

There are 10 different unique signatures that you choose from to sign the document within the DocuSign program.    Or you can choose to write a signature and upload that signature.

With just a click you can approve a contract making the transaction move forward much easier than having to find fax machines, scan things in, etc.

Below is a video of a recent client who used the DocuSign tool I provided while she was away on her ski trip….we were able to finalize the sale of her house in Smyrna as well as the purchase of their new home while she was away.

It seems like more people are asking me about an interest rate increase and how it may affect their ability to buy the metro Atlanta home they want, in the location they want.

Mortgage rates are still historically low, and even a couple of points of an increase will still mean a relatively low rate.

However, the chart below demonstrates the affect on a monthly payment when the interest rate increases from 4.5% to 6.0%.

In a nutshell, the payment you have on a $400,000 home at 4.5% is the just about the same payment you would have on a home with a $360,000 at 5.5%.

Now is a great time to be a home buyer in metro Atlanta as many sellers are ready to sell and need to sell. With mortgage rates extremely low, yet perhaps on the rise, it’s not too soon to start looking.

Familiarizing yourself with the Atlanta real estate market now, including local schools, areas for recreation, standing inventory, and the overall feel of a community will put you in the best position possible as new inventory for early spring comes to market.

The Appraisal Institute’s tips encourage homeowners and buyers to:

  • Understand the role of appraisals.
  • Make sure their lender hires a qualified appraiser (such as a designated SRA, SRPA or MAI member of the Appraisal Institute).
  • Accompany the appraiser during the inspection of the property if possible.
  • Request a copy of the appraisal report from the lender.
  • Examine the appraisal report and ask questions.
  • Appeal the appraisal if appropriate.
  • Ask the lender to order a second appraisal by a qualified and designated appraiser.
  • File legitimate complaints with appropriate state board or professional appraisal organizations.
