Alpharetta. I have been following the blog and the development’s YouTube channel to see how things are moving along and what exciting things they are talking about.

The blog posted a video this week about the walkability of the community and retail shops. It is interesting for more than one reason, not just because of how it will make Avalon a success and a place everyone will want to go, but also because studies are showing walkability of areas is going be a growing key factor of economic success for communities, developments and cities.

A quick Google search of walkability returned a plethora of websites and blogs dedicated to the topic of walkability. You can go to wikipedia and get the definition, visit walkscore.com and get your current walkability score or find available rentals and what its walk score is, or even peruse a multitude of websites on various projects, studies and more about walkability. It certainly is a very relevant topic.

Avalon was developed with the walkability concept in mind and Lew Oliver is the on-site town urbanist for Avalon.  He has put a lot of thought and planning into making Avalon meet all the criteria for a successful walkable mixed-use development. Summer is almost here, check out the school calendars to start planning your adventures!

Chances are you and everyone else around you are doing just that! You are probably also counting the days until summer break! Well all Atlanta area schools will be out by the last day of May leaving you open to pack as much, or as little, into those days as your heart desires!

Alpharetta’s City Administrator, Bob Regus, announced that April 22 will be the official ground breaking for the new City Center that will

include a City Hall, parking, and a park. A Library will also be built on the property by the Atlanta-Fulton Library System. This is great news! After two public / private projects that failed to materialize the city decided to take on the project by themselves and start moving forward. The project will cost $2.83M and Choate Construction may begin work prior to April 22 once the land disturbance permit has been issued.

Alpharetta awarded a $1.45 million contract to a firm for master planning, architecture and landscape design services for its City Center. City Council on April 10 awarded the contract to Smallwood, Reynolds, Stewart, Stewart and Associates previously. The design promotes pedestrian activity an works well for civic and government interactions. Mayor Belle Isle said, ”It’s time for us to have a place for the community, a place for family, a place to just be Alpharetta and brand our city.”

The city hopes to move to their new location in June of 2014.

Ernst & Young announces plans to open a global IT center in Alpharetta.

years Ernst & Young announced that it will also be opening a global IT center in Alpharetta within  5 years. The Ernst & Young facility will create approximately 400 new jobs. The new positions will be filled by a combination of new employees and relocating existing employees.

IT and software are the largest contributor to Georgia’s economy and workforce. In recent years North Fulton specifically has become known as a great place for IT and tech companies. Alpharetta is in the top 10 of cities considered for tech jobs and IT start-ups on multiple lists. In an interview with Trade & Industry Development, mayor David Belle Isle of Alpharetta was quoted as saying:

“We are excited to welcome EY to Alpharetta, the Technology City of the South,. This decision serves as a continuing reminder that more and more global companies look to Alpharetta as the No. 1 city to locate their technology efforts.”  

The next few years we are going to see big changes in the landscape and employment possibilities in North Fulton.  While not IT related, The Avalon development  has already broken ground  and we will see the positive impact of that project in the next 12 – 18 months. It will add jobs and housing to our communities. These two powerhouses are not only going to add jobs, but continue to make North Fulton known as a place for technology. This is an exciting time to live in our area!

It was an exciting day yesterday in Alpharetta! The Avalon multi-use project broke ground at GA-400 and Old Milton Parkway! The unfinished parking garage and retaining wall from a previous project will be demolished and the land will be made ready for an 86-acre, retail, entertainment, Class-A office space, 4-star hotel, luxury rentals and single family housing community. In short, a wonderful new retai, businessl and residential community!

retailers such as Anthropologie, Whole Foods , Gap Brands, and more, the development is sure to be a success. The Avalon will provide millions in tax revenue and continue the growth of this vibrant community.

North American Properties, the developer, plans to open the $600 million project in late summer of 2014. Prior to breaking ground they conducted a six month in-depth study to define The Avalon.  (list from azobuild.com)

  • Five-Star hospitality, including centrally located concierge services, valet parking, personal stylists and more.
  • A community gathering place with amenities such as the Plaza, which will be home to Avalon’s holiday ice skating experience and summer concert series, and the Boulevard Park, an intimate area with jewel box restaurants and shaded seating.
  • Fun for families and children, with amenities such as Camp Avalon, bocce courts and lawn games.
  • Healthy living, which will be promoted with healthful dining options, fitness-oriented events and exercise trails with connections to the Big Creek Greenway.
  • Cultural experiences, which will be provided through art, music and community events.
  • Sustainable practices, including the use of rainwater runoff for irrigation and reflective roofing materials for energy efficiency.
  • A sense of place that is unique and reflects the North Fulton community.
  • Walkability, with parking around the building perimeters in order to promote a pedestrian environment within. Pedestrian paths will connect all parts of Avalon.
  • The leading edge of technology. Avalon will be the first all-fiber community built in the Southeast. Residents, hotel guests, office workers and retailers will have access to the internet at speeds more than 100 times what is currently available. In addition, guests will have access to state-of-the-art technologies and services that streamline and simplify shopping, living and working.

This project is exciting news to everyone in the North Atlanta area. It will bring more jobs to the area and additional shopping, entertainment and housing options.
